Information on Making Your Home Appealing To Buyers

Many times a buyer will form an impression on your home based on a simple picture. They also form an opinion on your home even before they reach the doorstep. There are many things you can do to make your home appealing to most buyers and help ensure are quick sale. A well presented home is more likely to sell faster and for a higher price. Avoid making a high dollar repair or upgrades unless they are absolutely necessary. When in doubt make sure to ask your Realtor®.

Here are a few important “curb appeal” tricks to make your home warm and inviting from the start. Most cost little to nothing but can increase the value of your home:

EXTERIOR
(Remember that buyers form an opinion from the time they drive up to the home)

  • Keep the lawn cut and edged, water the grass to keep it green and healthy
  • Clean up any miscellaneous toys, hoses, or tools from around the yard
  • Weed gardens, trim bushes and remove dead plants
  • Keep any untended beaten up cars out of the driveway (preferably parked elsewhere).
  • Keep the garage door closed
  • Clean all exterior windows and make sure all blind are at the same level throughout the home
  • During the spring-fall consider planting some blooming flowers to add color to the exterior
  • Straighten gutters, shutters, or fencing that look crooked or broken
  • Clean /paint outdoor furniture


INTERIOR

  • Give every room a thorough once over. Clean, dust, wash windows, brush walls, shampoo rugs, wax floors and put away all clutter. A dirty cluttered house gives the appearance that it is small and not taken care of.
  • Straighten all closets and cabinets
  • Consider putting unnecessary furniture or other items into storage to make your home appear larger
  • Create an easy flow pattern by rearranging your furniture in an easy to maneuver pattern
  • Repaint rooms that are soiled, scratched or painted in colors by painting in neutral colors to create a bright, open feeling
  • Repair damaged or cracked tiles, plaster, drywall, or flooring
  • Inspect and repair any dripping or non-functioning plumbing
  • Keep blinds and shades opened at all times to allow for natural light
  • Keep kitchen appealing by clearing counter tops, cleaning the sinks and keeping dirty dishes out of sight

  • Replace air filters to keep down dust in the home
  • Pay close attention to odors caused by cigarettes or pets. You may be used to them but the buyer may not.
  • Try potpourri or plug-ins to create a warm and inviting smell.
